Cardiff Vacations

About the Company
Cardiff Vacations operates three rentals: the Penthouse, the Parkhouse, and the Seacottage. These properties hold deep family roots, with the Parkhouse and Penthouse being originally built by Alison’s parents in 1978. After inheriting the properties, Julio and Alison remodeled them into charming vacation homes. They cater to diverse clientele, including families, surfers, and business travelers. In 2020, pandemic-related challenges slowed business, but the company remains optimistic for recovery.
Each year, Cardiff Vacations hosts approximately 3,000 guests. The properties are designed to create a homey atmosphere that differentiates them from hotels, ensuring repeat bookings and high customer satisfaction.
Idea Behind Company
Julio, originally from Guatemala and a former U.S. Marine, settled with Alison after their marriage in 2001. They lived with Alison’s mother for a decade, caring for her until her passing. Faced with the decision of what to do with the family homes, the couple, alongside interior designer Kitchy Crouse, decided to remodel the properties into vacation rentals.
Their decision was driven by a desire to meet people from diverse backgrounds while maintaining control over the properties' upkeep. They believed vacation rentals would reduce the risks associated with long-term leasing while offering a more rewarding experience. The unexpected global reach of their guests, including visitors from countries like Turkey, confirmed the potential of their business idea.
Creating the Company
The remodeling process was a collaborative effort among Julio, Alison, and Kitchy. The couple tackled the project room by room, balancing time and budget constraints. Although new to the hospitality industry, their determination and hands-on approach led to beautifully renovated homes that are now prime vacation destinations.
The team’s attention to detail and creative vision resulted in unique, appealing rentals. Julio encourages anyone with similar aspirations to take risks and embrace challenges, as the rewards of hard work and persistence are well worth it.
Launching the Business
Cardiff Vacations officially launched in 2011, relying on classified ads and word-of-mouth for initial bookings. By 2018, the company recognized the need for an online presence and developed a website while listing properties on platforms like Airbnb, VRBO, and VACASA. This shift dramatically improved bookings and visibility.
The business continues to focus on SEO, social media, and strategic partnerships to attract targeted audiences. They prioritize organic traffic and customer engagement, ensuring a consistent stream of bookings and maintaining their reputation for excellent service.
Earnings
Cardiff Vacations generates approximately $50,000 annually per property, with an occupancy rate of 62%. The goal for the upcoming year is to increase this rate to at least 70%.
The couple attributes their success to adaptability and a strong commitment to customer satisfaction. They emphasize the importance of planning, staying motivated, and leveraging the unique qualities of their rentals. Cardiff Vacations remains a thriving, family-operated business with a bright future ahead.
